Hard Top Screen Rooms

Custom Size Quote Request

Enclosure

Instructions

Our pre-engineered kits are put together to conform to 2011 International Building Code standards. For your safety and insurance purposes we will need the following information before considering your request for quotation.

You will need to obtain a "pounds per square foot" load requirement and a "miles per hour" wind load requirement from your local building department. We use these to determine which thickness of panel you need, the number of posts and spacing between them, whether you need a beam and if so size and location.

The online request form can take 5+ minutes depending on the size of your project. Completing it will enable us to email you a quote within the next 24-48 hours.

ENCLOSURE TERMINOLOGY

Screen Room Terminology

Our wall attached enclosures are designed with the handy homeowner in mind. The units are modular which enable many customizations and almost any size. To the left you will see a schematic that highlights some of the key elements and terminology used in describing and quoting our cover kits.

We will need the footprint you want your screen walls to occupy on your deck or patio. This will be given as the projection (distance away from the house wall) and the width of your front wall.
We will need a back wall height measurement - either how high on your house wall will you be attaching your patio cover or the ground to eave measurement if attaching to the front fascia board.

We will need your desired projection and width of the roof. You will to design your roof to be at least 6" larger than the walls all the way around. If you are covering the entire deck, we suggest a 1' overhang on both sides and the front.

Therefore, for example, if you have a 12' x 16' deck and you want the screen room to cover the entire deck. The footprint of your screen walls will be 12' x 16' (D, E in the drawing above). Then, assuming a one foot overhang, your roof will be 13' x 18' (A, B in the drawing above).

We will need to know if you are attaching the unit to an existing deck or patio surface OR are you cementing the posts into the ground.
Roof Panels are available in WHITE only. Screen Frames are available in White, Sandstone, Bronze, Wheat or Tan. Fascia Gutter & Side fascia are available in White, Sandstone, Bronze, Wheat or Tan (not available in all sizes!)
We can accommodate any conditions - bump outs, chimneys, etc. In these cases we will need to know the details and measurements so we can provide extra inside and outside corners. The best way to do this is provide a drawing/sketch indicating the measurements in the last step of this online form.

Different regions across the country have different wind and snow load for building requirements. Areas with higher wind and/or snow loads may require more posts, or larger posts, in order to accommodate the heavier loads.

Although scupper plates are included, downspout assemblies are not included. Let us know if you require them. They are $45.00 for a basic 8' assembly. They are easily picked up locally and this would give you the freedom to create the shape you need.

Flashing is not included. When doing a fascia board mount, you will need to flash 3" under the shingles and about 12" out onto your roof. On a wall mount, "L" flashing would go under the siding and again about 12" out onto your patio cover.

Hardware to attach the back-wall C channel to house wall or fascia board is not included.

You will need to obtain, from your local building department, a "pounds per square foot" load requirement as well as a "miles per hour" wind load requirement. We use these numbers to determine which thickness of panel you need.

These units are designed according to the available engineering for our roof systems. The screen wall system we supply will always be more than sufficient to support the roof and the load for your area. However engineering on the screen walls is not available. So if you are going to get a permit for this unit, we will incorporate, into the design, a set of beam and posts which will satisfy your municipal building department requirements.

As you can see, the above numbers are VERY important for both safety and so that you are not paying for more than you need!

Once you have these details we can start the quote process. You can do this using our guided web form, you can download and email a form to us, or you can call us at 1.800.922.4760. The goal is to define details like:
